A Nissan has burst into flames in Sydney.

Three people have died and one man is fighting for life in hospital after a horror crash in Sydney.

The smash occurred in the early hours of Saturday in the city's CBD when a Nissan rolled and caught fire on Harbour Street, police said in a statement.

A 39-year-old man who was a passenger in the car was pulled to safety before it burst into flames.

The rescued man was treated at the scene then rushed to hospital where he remains in a stable condition.

The driver and two other passengers in the car, died at the scene.

Witness Ron Cooke told the ABC that the car smashed into the side of a building.

"It just woke us up, we heard the car screen and the engine was revving out and it went bang and hit the building and stopped dead. No brakes or anything. Then smoke and within a few minutes it burst into flames," he said.

Local police and crash investigators are examining the circumstances of the incident.

A report will be prepared for the Coroner.
